MGH Consultancy Sdn Bhd provides consultancy, guidance, document coordination, and follow-up support for clients who are interested in applying for LPPSA housing financing and related property financing matters.

Our services may include, but are not limited to:

LPPSA registration guidance

Communication with clients, agents, developers, lawyers, and relevant parties

We act as a consultancy and support service provider. We are not LPPSA, not a government agency, not a bank, not a law firm, and not a valuation authority.

LPPSA is the statutory body responsible for managing public sector housing financing facilities.

 

2. No Guarantee of Approval

Any eligibility check, loan estimation, repayment calculation, or advice provided by us is for general guidance and preliminary reference only.

Final approval, approved financing amount, financing terms, valuation amount, takaful requirements, legal requirements, and disbursement are subject to the assessment, discretion, policies, and approval of LPPSA and/or any relevant authority, bank, lawyer, valuer, developer, or third party involved.

MGH Consultancy Sdn Bhd does not guarantee:

Loan approval
Specific financing amount
Specific repayment amount
Approval timeline
Valuation amount
Takaful premium amount
Legal fee amount
Government or LPPSA policy outcome
Successful appeal or exception approval

Clients understand that incomplete documents, inaccurate information, changes in policy, valuation results, eligibility limits, existing commitments, or third-party delays may affect the application outcome.

3. Accuracy of Information Provided by Clients

Clients are responsible for ensuring that all information, documents, declarations, salary details, employment details, personal information, property details, and supporting documents provided to us are true, accurate, complete, and up to date.

We shall not be responsible for any rejection, delay, loss, penalty, dispute, or issue arising from:

False information
Incomplete documents
Expired documents
Incorrect property details
Undisclosed financial commitments
Undisclosed existing loans
Late submission by the client
Client failure to respond
Client failure to follow instructions
Changes in client employment, salary, or eligibility status

We reserve the right to stop assisting any case if we discover that false, misleading, incomplete, or suspicious information has been provided.

4. Client Responsibility

By engaging our services, the client agrees to:

Provide required documents within the requested timeline
Respond to our team’s messages, calls, or emails within a reasonable time
Review all forms and information before signing or submission
Ensure all signatures, stamps, certifications, and supporting documents are properly completed
Attend appointments when required by lawyers, developers, LPPSA, banks, valuers, or other parties
Read and understand any official offer letter, agreement, quotation, or document before acceptance
Seek independent legal, financial, or tax advice where necessary

Our role is to guide and support the process. The final responsibility to review, confirm, sign, accept, and proceed with any application or offer remains with the client.

The information on this website is provided for general information and educational purposes only. Although we try to keep the content accurate and updated, we do not guarantee that all information is complete, current, or suitable for every individual situation.

LPPSA policies, eligibility rules, fees, rates, documentation requirements, and procedures may change from time to time.

6. No Professional Legal, Financial, or Tax Advice

Clients should consult qualified professionals such as lawyers, licensed financial advisers, tax agents, accountants, bankers, or registered valuers when professional advice is required.

7. Third-Party Services

During the application process, clients may deal with third parties.

MGH Consultancy Sdn Bhd is not responsible for the actions, decisions, fees, delays, errors, omissions, policies, or service quality of any third party.

Any agreement, payment, appointment, or arrangement made between the client and a third party is the responsibility of the client and that third party.

8. Fees, Payments, and Refunds

Any service fee, consultation fee, processing fee, referral fee, administrative fee, or other charges, where applicable, will be communicated to the client before confirmation.

Unless stated otherwise in writing:

Fees paid for work already performed are non-refundable
Administrative or processing fees are non-refundable once the case has started
Any refund request is subject to our review and approval
Third-party fees such as legal fees, valuation fees, takaful, stamp duty, developer charges, courier fees, or government charges are not controlled by us
We are not responsible for refunding payments made directly to third parties

MGH Consultancy Sdn Bhd reserves the right to revise fees, packages, or service scope at any time.

9. Communication Through WhatsApp, Phone, Email, and Online Channels

By submitting your information or contacting us, you agree that we may communicate with you through WhatsApp, phone calls, SMS, email, social media, or other digital channels for purposes related to your enquiry, application, document preparation, follow-up, updates, reminders, and service communication.

Clients are responsible for checking messages and responding promptly. We are not responsible for delays caused by unread messages, incorrect contact numbers, inactive email addresses, blocked accounts, or communication failure beyond our control.

10. Personal Data and Privacy

We may collect and process personal data such as name, IC number, contact details, salary details, employment information, financial commitments, property details, supporting documents, and other relevant information required for consultation, eligibility checking, document preparation, and application support.

Malaysia’s Personal Data Protection Act 2010 regulates the processing of personal data in commercial transactions and protects the interests of data subjects.

By submitting your personal information to us, you consent to MGH Consultancy Sdn Bhd collecting, storing, using, sharing, and processing your information for purposes including:

Responding to enquiries
Checking eligibility
Preparing application documents
Coordinating with LPPSA, lawyers, agents, developers, banks, valuers, and relevant third parties
Following up application status

To assist with your case, you authorize us to share relevant information and documents with necessary parties, including but not limited to LPPSA, lawyers, developers, property agents, banks, takaful providers, valuers, courier services, and internal team members.

We will only share information that is reasonably necessary for the purpose of handling your enquiry, consultation, application, documentation, or follow-up.

12. Document Handling Disclaimer

We may assist clients in checking, arranging, scanning, reviewing, or coordinating documents. However, clients remain responsible for ensuring that all documents are true, complete, valid, signed, certified, stamped, and accepted by the relevant authority.

MGH Consultancy Sdn Bhd is not responsible for loss, rejection, delay, or additional cost caused by:

Incomplete documents
Missing signatures
Missing official stamps
Incorrect certification
Expired documents
Wrong forms
Courier loss or delay
Third-party rejection
Changes in document requirements

13. Valuation and Property Price Disclaimer

For certain property financing applications, the approved financing amount may depend on the final valuation report or assessment by the relevant authority.

If the valuation amount is lower than the purchase price, the client may be required to top up the difference using personal funds. We do not guarantee that any property will be valued at the purchase price or at the amount expected by the client, agent, or developer.

14. Takaful and Insurance Disclaimer

Any takaful or insurance amount, premium estimate, provider selection, or coverage information shared with the client is subject to the final quotation, underwriting, policy terms, age, gender, financing amount, tenure, health status, and approval by the relevant takaful or insurance provider.

Clients are responsible for reading and understanding all takaful or insurance documents before acceptance.

15. No Misuse of Website

Users agree not to misuse this website or our communication channels. Prohibited actions include:

Submitting false information
Uploading harmful files
Attempting to hack or disrupt the website
Copying website content without permission
Using our brand name without authorization
Sending spam or abusive messages

19. Right to Refuse or Stop Service

The client fails to respond for a prolonged period
The case involves unlawful, fraudulent, or unethical activity
There is a conflict of interest
Continuing the service may expose the company to risk
